Buying with a PEB: questions to ask

A practical starting point for your questions, not an inspection, a valuation or a professional report.

Start with the evidence

Ask for the complete PEB certificate and the documents available for the property. Keep what a document says separate from what a seller tells you and what still needs checking.

A certificate does not answer every buying question

A PEB is one source of energy information. It does not by itself establish the current physical condition, the full scope or cost of future work, or whether an alteration was authorised.

Before making an offer

Write down the decisions you are trying to make and the information that could change them. A deadline makes prioritisation useful; it does not establish expert availability.

When a technical visit may help

A professional visit may help with questions about accessible building elements that documents cannot resolve. The professional, agreed scope, price and timing must be confirmed before you proceed. A written report is not included by default.

Apartments and common parts

Separate information about your unit from information about the shared building. Ask the seller or syndic for available decisions and supporting documents; do not assume private and common responsibilities are settled.
